A limit to what you can get for one pound


The client had bought a £1 house under the Liverpool City Council scheme, and wanted to maximise his floorspace, We looked at several options, and discussed them with the planning department.

Our client, who is a builder, and expects to do the work himself had hopes of getting any or all of a dormer, a two-storey attic and a basement extension, which would nearly double the floor area that he stated with. The planning department, however, puts limits on how much is allowable, concerned at the possible harms to neighbours’ amenity.

The final scheme is a single storey extension, and while a substantial basement extension is theoretically possible, the planning department made clear that there would be onerous requirements to ensure that neighbours are not put at risk. Our client will make teh best use of his existing basement, but not extend it dramatically.
